Booking PolicyOur tariff is based on a per person basis with two persons per bedroom and should extra beds or rooms be used you will be charged extra for use of these facilities. To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions.
Number of Guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email. Fees will apply for excess guests not agreed with the owners in advance.
Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in additional payments.
Damage, Theft and Loss are the tenant's responsibility during their stay.
Departure - the property should be left in a similar state to its condition on arrival. Checkout time as listed above is to allow time to prepare the property for next guests.
Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of rental.
Pets are not allowed.
Loss - the owners take no responsibility for the tenant's personal property.
Loss of the key by the tenants will incur a charge of $50 for the replacement of lock barrels and new keys. If guests make the Masterlock inoperable they will be subject to a $100 fee for its replacement.
Internet Fair Use Policy has been implemented so that we can deliver a broadband service that is fast and reliable to all our guests. There is no set fixed
Cancellation PolicyThe deposit is refunded in full if cancellation is received 10 days prior to Initial arrival date. If less than 10 days notice is given, deposit may be refunded if replacement booking is obtained. Should either Kyneton or the region in which you ( the guest live) be in enforced lockdown by the State Government which means you are unable to attend or we are unable to take your booking we will offer a full refund. If any intended guests test positive for Covid and need to isolate within 10 days of booking we require a copy of the positive PCR to be sent to allow a full refund..
Child PolicyIsabella is primarily an adult destination.
Children may be accepted as guests under certain conditions.All children must be under direct adult supervision at all times.
Parents and carers need to be aware that there are no childproof locks on any cupboards in the Cottage and that normal household cleaners etc may be accessible in the kitchen and bathroom cupboards. Parents must ensure that children are closely supervised at all times in these areas.
The lounge has a gas log fire that has an open flame. When children are present it is suggested that this facility should not be used due to the risk of burns or more severe injury due to accidental contact with flames.
Children must not be left unsupervised in the Cottage for any period of time. Should baby- sitting arrangements be required please contact the owner.
Oops...Mattresses and bedding that are damaged due to wetting, spillage or other soiling will be replaced at your expense. We are authorised by you to make a deduction for all losses incurred by us in this event against your credit card or bond. As this can result in significant expense to you please ensure that adequate protection of our beds, carpets and soft furnishings is observed.
Children must be kept safe in all outdoor areas, particularly where cooking (eg BBQ) occurs.
We regret that we are unable to supply cots, highchairs or change tables during your stay.
Liability
Parents and Carers of children who are guests at Isabella at Kyneton shall hold and keep indemnified the owners of Isabella at Kyneton against all claims costs and damages arising from all and any injuries, damage and liability sustained by children while guests at Isabella at Kyneton.
Tariffs A word about our tariff...
We do not have child beds or cots and except where by agreement a parent/guardian provides the child with its own cot, a child will occupy an adult sleeping position.
Deposit PolicyDeposit of 50% is required to secure the booking.Payment of the rental deposit constitutes the clients acceptance of these Terms and Conditions.

Other PolicyThe property and its contents, equipment and appliances are checked regularly and believed to be in good working order. The proprietors of Isabella at Kyneton cannot accept responsibility for circumstances beyond their control in the unlikely event of mechanical breakdown, plumbing or wiring problems, inclement weather etc. The owners reserve the right to alter, adjust or cancel bookings where operational or other issues prevent the use of the property by guests and shall not be liable for any costs arising out of said cancellation. A full refund of tariff will be made.
